FEES TO LANDLORDS

Our levels of Service

Commission fees are calculated on the rent due under the agreed tenancy at the rates detailed below and on every tenancy renewal.

Advertise the property; introduce applicants; conduct viewings; negotiate the rent and tenancy details.
Arrange Tenant Referencing
Prepare Tenancy Agreement (additional fee applies)
Arrange for an Inventory make & check-in
Provide advice on landlords statutory obligations
Ensure the landlord is compliant with statutory obligations  
Advise utility providers of change in occupier
Collect, hold & register security deposit under the TDS
Collect & remit the first months’ rent
Collect & remit further rents due under the tenancy 
Pursue any non-payment of rent 
Hold keys for the property  
Property Inspections  
Arranging routine repairs and maintenance  
Monthly accounting with statements providing details of rents received and property related invoices paid  
Negotiating and preparing a renewal of tenancy, OR
Arrange end of tenancy check-out AND
Negotiate any deposit dilapidations and return accordingly

Additional non-optional fees and charges

 

  • Tenancy Agreement Fee                                     £90 (inc VAT)

Drawing up the Tenancy Agreement, issuing paperwork and ensuring documents are signed

 

  • Tenancy Renewal Agreement Fee             £55 (inc VAT)

Amending any terms of and drawing up the Renewal Agreement, issuing paperwork and ensuring documents are signed

 

  • Inventory Make and Check-in Fee These costs are charged by the Inventory Company and are dependent on the size of the property. They start from approximately £175 (inc VAT) for a combined inventory & check in.  Andrew Reeves do not make any additional charges.

 

  • Supervision Fee (if Fully Managed)                         18% (inc VAT)

For maintenance works over £500 we reserve the right to make the above charge based on the total cost of the works to cover arranging access, drawing up specifications, obtaining quotes and supervising work through to completion.

 

  • Furnishing Fee             18% (inc VAT)

For purchases over £500 we reserve the right to make the above charge based on the total cost of the purchases to cover establishing items required, sourcing suitable items and obtaining quotes, arranging access for and supervising installation.

 

  • Administration of Insurance Claims            12% (inc VAT)

For preparing all information and paperwork with regards to any insurance claim made as result of any damages at the property and liaising with contractors in order for the works to be completed the above fee on the amount of the claim will be charged.

 

  • Arranging Gas Safety Check (if not Fully Managed) £60 (inc VAT) plus the cost of the check, currently £120 (inc VAT)

 

  • Bank transfer fee to International accounts             £18 (inc VAT)

 

  • Empty Care                                     £60 (inc VAT) per week

For visiting the property once a week and maintaining utility accounts as instructed

 

  • Court Attendance                                     £120 (inc VAT) per hour
